We recently had the opportunity to help refinish and repair the hardwood flooring in a beautiful 1,700 sq ft home in Durham, NC. The owners loved the character of their floors but wanted to breathe new life into them without a full replacement — and we were excited to make that happen.
Project Scope
This sand and refinish project included:
- Over 1,700 sq ft of existing solid hardwood
- Staircase with custom groove details that we preserved
- Multiple rooms across both levels — including bedrooms, living areas, kitchen, and hallways
- Site Prep & Stabilization
Before starting the sanding process, we addressed previous acclimation and environmental concerns. Humidity levels were higher than ideal when we first evaluated the home, so we:
- Advised the homeowners on proper RH levels to protect their floors long-term
- Brought in dehumidifiers to stabilize the space before any sanding occurred
- Left a Wagner Sentry monitor to track temperature and humidity throughout the project — and beyond.
This attention to environmental control helped ensure long-term durability and reduced the risk of post-finish movement.
Sand & Finish Details
We performed a full sand and refinish using oil-based polyurethane, chosen for its rich tone and timeless durability.
A special detail worth noting: the staircases featured intricate grooves that the homeowner wanted to preserve. Rather than sand those down, we completed a careful buff and recoat, keeping the original design intact while giving the steps a refreshed look.
